Why RERA registration decides the launch date
Under Section 3 of the RERA Act 2016, a developer cannot advertise for sale, book, sell or allot homes in a project until it is registered with the state regulator – MahaRERA in Maharashtra. In practice this means the formal launch, with bookings and allotments, follows registration.
Registration also gives buyers something valuable: a public MahaRERA page for the project with the approved plans, the declared completion date, the promoter’s details and quarterly progress updates. Our step-by-step guide shows you how to check MahaRERA registration once the number is issued. For a wider view of what “pending registration” means for you, read buying a pre-launch home in Mumbai.
What usually happens at a luxury project launch
Every developer runs its launch differently, and Adani Realty has not published its plan. As a general guide, a launch for a large Mumbai project often moves through these steps:
- Registration. The project receives its MahaRERA number, which then appears on every advertisement.
- Price and inventory release. The developer confirms the price list, carpet areas, floor-rise or view charges and which residences are open.
- Allotment. Buyers choose a residence, pay the booking amount and receive an allotment letter.
- Agreement for sale. The registered agreement is signed and stamp duty is paid. Under RERA, a developer cannot take more than 10% of the cost before this agreement is registered.
Our Adani Bandra Reclamation payment plan article explains how payments are usually linked to construction stages after this point.
Can you book before the launch?
No. Until registration is granted, no bookings, sale agreements or allotments can be made, and you should not pay any booking amount or token to anyone for this project. What you can do is register your interest, receive information and be informed when registration is granted. Our guide to Adani Bandra Reclamation booking sets out exactly what is and is not possible today.
How to be ready on launch day: a six-step plan
- Enquire and get the brochure. Floor plans and the price sheet are sent on request. See what happens after you enquire.
- Shortlist your configuration. Decide between the 3 BHK, the 4 BHK Sea Suite and the 5 BHK Sea Mansion before inventory opens.
- Set your full budget. Work from the all-in cost, not the headline figure. Our explainer on Adani Bandra Reclamation price and our list of every cost of buying a flat in Mumbai will help.
- Line up finance. If you plan to borrow, speak to your bank early. Our home loan checklist for a luxury flat covers what lenders look for.
- Prepare your documents. Keep KYC, address proof and bank details ready, and know which project documents to review. See documents to check before buying an under-construction flat.
- Visit the location. Arrange a priority visit to see Bandra Bay and the surroundings for yourself. Our Adani Bandra Reclamation site visit guide explains how.
Pre-launch or wait for possession?
Buying at launch gives you the widest choice of floors and views, while buying a ready home gives you certainty about the finished product. Both are valid choices for different buyers. Our comparison of pre-launch vs ready-to-move luxury homes in Mumbai walks through the trade-offs, and our Adani Bandra Reclamation investment article lists the factors to weigh.
Signs the launch is getting close
- A MahaRERA registration number for the project appears on the MahaRERA website.
- Advertisements and listings begin to carry the RERA number and website address.
- The developer releases confirmed carpet areas and a final price list.
- A possession date is declared in the registration.
Be careful with messages that promise a “launch price lock” or ask for a token before registration. These are not allowed for an unregistered project.
