The Adani Bandra Reclamation price is the first question most people ask about this sea-front project in Bandra West. The indicative starting point published so far is Rs 29 Cr* onwards for a 3 BHK sea-facing residence.
But a starting price is only one number. This guide explains what “Rs 29 Cr* onwards” means, what it does and does not include, how the different residence types are priced, and which questions to ask before you plan your budget. As always, figures marked * are indicative and will be confirmed when the project is registered under RERA.
The Adani Bandra Reclamation price at a glance
Here is what has been published for each residence type so far:
| Residence | Layout | Indicative price |
|---|---|---|
| 3 BHK | Sea-facing residence | Rs 29 Cr* onwards |
| 4 BHK | Sea Suite, two residences per floor | Price on request |
| 5 BHK | Sea Mansion, one residence per floor | Price on request |
Carpet areas for all three types are shared on request and have not been published. The price sheet and floor plans are sent to you when you make an enquiry.
What “onwards” means
“Onwards” tells you the lowest indicative price at which the 3 BHK residences start. It does not mean every 3 BHK will be priced at this level. In most high-rise projects, the final price of a home can vary with:
- The floor it is on.
- The view it faces.
- Its exact carpet area.
- Any premium attached to a particular position in the tower.
So Rs 29 Cr* is better read as an entry point for the 3 BHK, not as a fixed price for every home of that size.
What the starting price excludes
The published starting price is stated as approximate and exclusive of statutory charges, taxes and other applicable levies. In practice, buyers of homes in Mumbai usually budget separately for items such as:
- Stamp duty and registration charges, which are paid to the state government when the agreement is registered.
- Goods and Services Tax (GST), which can apply to under-construction homes.
- Other charges that a developer may list in the cost sheet, such as maintenance deposits, society formation charges or legal charges.
The exact list and amounts depend on the project and on the rules in force at the time you buy. We do not publish estimates for these items, because they must come from the developer’s official cost sheet and your own advisers. Ask for a full, itemised cost sheet before you decide anything.
Why the 4 BHK and 5 BHK prices are “on request”
The 4 BHK Sea Suites and 5 BHK Sea Mansions are the larger, rarer homes in the project. Sea Suites are planned at two residences per floor, and Sea Mansions at one residence per floor. With so few homes of each type, prices are shared individually on request rather than published.
If you are interested in either of these, the simplest route is to ask for the price sheet and the floor plans together, so you can compare price against layout and carpet area.
How to compare price fairly
Comparing luxury homes by headline price alone can be misleading. A more useful comparison looks at:
- Carpet area. Under the RERA Act 2016, homes are sold on carpet area, which is the usable floor area inside the home. Ask for the carpet area of each option you consider. Our guide to carpet area vs built-up area explains the terms.
- What you get with the home. At Adani Bandra Reclamation, every residence is served by two private lifts, and the tower is planned as 26 storeys above five levels of basement parking.
- Shared spaces. The project lists a 24-acre* land parcel, 2.9 acres* of landscaped greens and a 45,000 sq ft* grand lobby.
- Location. The address is at Bandra Bay in Bandra West, beside the Bandra-Worli Sea Link, with links to BKC, Mumbai International Airport, Juhu and South Mumbai.
When will the final price be confirmed?
Adani Bandra Reclamation is at the pre-launch stage and is pending registration under RERA. As per Section 3 of the RERA Act 2016, no bookings, sale agreements or allotments can be made until registration is granted.
That means all prices shared today are indicative. Final prices, areas and layouts will be confirmed on RERA registration. Until then, the information is for awareness and planning only.
Questions to ask about price
When you speak to a representative, these questions help you get a clear picture:
- What is the indicative price of the specific home I am interested in, and on which floor?
- What is its carpet area?
- Which charges are excluded from the quoted price, and can I see them listed?
- How will the payment schedule work once the project is registered?
- What will maintenance cover, and how will it be charged?
- When is RERA registration expected, and where will it be listed?
Write the answers down and keep any documents you are given. It also helps to have a property lawyer and a chartered accountant review the cost sheet when it is available.
