Many of Mumbai’s most anticipated residential projects are talked about long before they are formally launched. Adani Bandra Reclamation is one of them: the project is at the pre-launch stage and is pending registration under RERA.
If you are interested in a pre-launch home, it helps to understand what that status means, what you can and cannot do at this stage, and what to check once the project is registered. This pre-launch RERA guide explains it in plain language. It is general information, not legal advice – for a specific purchase, speak to a qualified property lawyer.
What is RERA?
RERA is the Real Estate (Regulation and Development) Act, 2016. It was introduced to bring more transparency and accountability to residential real estate in India. Each state has its own RERA authority; in Maharashtra, it is MahaRERA.
Under RERA, residential projects are registered with the state authority. Once a project is registered, it receives a registration number, and key project details are made available for buyers to check.
What does “pending RERA registration” mean?
It means the project has not yet been registered with the RERA authority. For Adani Bandra Reclamation, the position is clear:
As per Section 3 of the RERA Act 2016, no bookings, sale agreements or allotments shall be made until registration is granted, and the information about the project is for awareness only.
In practice, that means the pre-launch stage is a time for learning about the project and registering your interest – not for booking a home or signing an agreement.
What you can do at the pre-launch stage
There is still plenty you can do while registration is pending:
- Learn about the project. Read what has been published about the location, the homes and the amenities. Our complete pre-launch guide is a good place to start.
- Ask for the brochure, floor plans and price sheet. For Adani Bandra Reclamation, these are sent on request.
- Understand the indicative figures. Figures shared at this stage are indicative and approximate – they will be confirmed on registration.
- Plan your budget. Remember that indicative prices are usually exclusive of statutory charges, taxes and other levies.
- Visit the neighbourhood. Spend time in the area to see if it suits your daily life. Our location and connectivity guide covers Bandra Reclamation in detail.
What not to do before registration
Until a project is registered, avoid anything that commits you to a purchase:
- Do not make a booking or pay a booking amount.
- Do not sign a sale agreement or accept an allotment.
- Be cautious of anyone who asks for payment against a project that is still pending registration.
Expressing interest and asking for information is fine. Committing money is not something to do until the project is registered and you have checked the registered details.
Checklist: what to verify once the project is registered
When Adani Bandra Reclamation is registered, these are the checks that matter most:
- The RERA registration number. Make sure the project has one and that it matches the project and phase you are buying in.
- The project details on the RERA authority’s website. Registered projects have their details published on the authority’s website, where you can check them yourself.
- The carpet area. Under RERA, homes are sold on carpet area, which has a defined meaning in the Act. Compare the carpet area in the registered details with what you are offered.
- The possession timeline. The registered details include the project’s timeline. For Adani Bandra Reclamation, the possession date has not been announced yet.
- The final price and charges. Ask for a complete cost sheet that shows the price and every statutory charge, tax and levy.
- The agreement for sale. Read it carefully, ideally with a property lawyer, before signing.
Indicative figures: why every number carries an asterisk
On pre-launch projects you will often see figures marked with an asterisk. For Adani Bandra Reclamation, figures such as the 24-acre* land parcel, the 45,000 sq ft* grand lobby and the Rs 29 Cr* onwards starting price are indicative, as per developer-authorised listings (September 2026), approximate, exclusive of statutory charges, and subject to change. Areas, layouts and pricing do not constitute an offer and will be confirmed on RERA registration.
The asterisk is a reminder that these are early figures. The registered details are what you should rely on when making a decision.
Why register your interest early?
Even though bookings cannot be made before registration, registering your interest early has practical benefits. You receive the brochure, floor plans and price sheet as soon as they are shared, you can plan a priority site visit, and you will be among the first to hear when the project is registered. For Adani Bandra Reclamation, enquiries come with zero brokerage.
