Short answer: Adani Bandra Reclamation is pending registration under RERA. As of October 2026 no MahaRERA registration number has been published for the project, and no possession date has been announced. Until registration is granted, no bookings, sale agreements or allotments can be made under Section 3 of the RERA Act 2016.
This guide explains the Adani Bandra Reclamation RERA status in plain English: what “pending registration” means for you, what the registration will reveal when it is granted (including the possession date), and how to check it yourself on the MahaRERA website. We will update this page when the registration number is published.

What “pending RERA registration” means for buyers
The Real Estate (Regulation and Development) Act, 2016 (RERA) requires most residential projects to be registered with the state authority before they are sold. In Maharashtra that authority is MahaRERA. Section 3 of the Act says a promoter cannot advertise, market, book, sell or offer to sell homes in a project that needs registration until it is registered.
In practice, that means:
- You can learn about the project, ask questions and register your interest.
- You should not pay a booking amount, sign a sale agreement or accept an allotment letter before registration.
- Figures shared today, such as the indicative price, are approximate and can change when the registered details are filed.
Our guide to buying a pre-launch home in Mumbai explains this stage in more detail.
What the RERA registration will reveal
Registration is useful because the developer has to file key project details with MahaRERA, and those details become public. Under Section 4 of the RERA Act, the filing includes:
- The completion date the developer commits to. This is the date buyers usually call the possession date.
- Sanctioned plans and layouts, including the approved building plan.
- The number, type and carpet area of the homes, so you can compare 3, 4 and 5 BHK homes on the RERA carpet area.
- Approvals and the land title details.
- A separate bank account: 70% of the money collected from buyers must be kept in a dedicated account and used only for the land and construction cost of that project.
These are the details still open for Adani Bandra Reclamation today. Our Adani Bandra Reclamation floor plan guide explains what the floor plans and carpet areas should show once they are filed.
When is the Adani Bandra Reclamation possession date?
The possession date has not been announced. Under RERA, the developer declares a completion date when it registers the project, and that date then appears on the MahaRERA project page. Treat any possession date you hear before registration as unconfirmed.
Two RERA rules make the registered date important:
- Under Section 18, if a developer fails to hand over possession as per the agreement, a buyer can withdraw and claim a refund with interest, or stay in the project and receive interest for every month of delay.
- The date is part of the public record, so you can track any extension the developer applies for.
What we do know is the scale of the planned building: a 26-storey tower above five levels of basement parking, with a 45,000 sq ft* grand lobby. A building of this size takes time to plan and build, which is one more reason to wait for the registered timeline.
How to check the Adani Bandra Reclamation RERA number
When registration is granted, you can verify it yourself in a few steps:
- Go to the official MahaRERA website and open the registered projects search.
- Search by project name or by the promoter name, and choose Mumbai Suburban as the district.
- Open the project page and check the registration number, the completion date, the sanctioned plans and the carpet areas.
- Check that the number matches the one printed on every advertisement and brochure. Section 11 of the Act requires registered projects to show their registration number in their marketing.
MahaRERA registration numbers begin with the letter “P” followed by digits. Our step-by-step guide to checking MahaRERA registration shows each screen.
Your rights after the project is registered
Once Adani Bandra Reclamation is registered, a few RERA protections become especially relevant:
- Advance limit: under Section 13, a developer cannot take more than 10% of the cost of the home as an advance without first signing a registered agreement for sale.
- Carpet area pricing: homes are sold on the RERA carpet area, the usable floor area inside the walls. See carpet area vs built-up area.
- Plan changes: the sanctioned plans cannot be changed without the consent required under the Act.
- Structural defects: the developer must fix structural defects reported within five years of possession.
