How to Check MahaRERA Registration of a Project, Step by Step

Artist’s impression · indicative

Before you pay any money for a new home in Maharashtra, it is worth taking a few minutes to check MahaRERA registration of the project. MahaRERA is the Maharashtra Real Estate Regulatory Authority, set up under the Real Estate (Regulation and Development) Act 2016. Its public website lists every registered project in the state, along with the documents the developer has filed.

This guide explains, in plain English, how to check MahaRERA registration, what to look at once you find a project, and what it means when a project – like Adani Bandra Reclamation today – is still pending registration. It is general information, not legal advice; for a purchase, always involve your own lawyer.

Why registration matters

Under Section 3 of the RERA Act 2016, a developer cannot advertise, market, book, sell or offer for sale any apartment in a project that needs registration until that project is registered with the state authority. Registration also brings duties for the developer, such as disclosing approvals, plans and timelines, and posting regular progress updates.

For a buyer, this means two simple things:

  • No booking, sale agreement or allotment should happen before registration is granted.
  • Once a project is registered, many of the details you need are available publicly, so you can check them yourself.

Step 1: Go to the official MahaRERA website

Open the official MahaRERA website directly in your browser rather than following a link in an advertisement or message. Make sure you are on the Maharashtra government’s site and not a look-alike page.

Step 2: Open the search for registered projects

On the website, look for the option to search registered projects. The layout of the website changes from time to time, but the search usually lets you look up a project by:

  • the project name,
  • the name of the promoter (the developer),
  • the district or location, or
  • the RERA registration number, if you already have it.

Searching by registration number is the most precise. In Maharashtra, project registration numbers usually begin with the letter P followed by a string of digits. If a developer or agent gives you a number, search for it yourself rather than relying on a screenshot.

Step 3: Open the project’s details

When you find the project, open its details page. Check that the project name, promoter name and location match what you have been told. Large sites are sometimes registered in phases or as separate projects, so make sure the registration covers the building and wing you are interested in.

Step 4: Read the key documents

The project page usually shows the registration certificate and the documents the promoter has uploaded. The most useful for buyers are:

Document or detailWhat to check
Registration certificateThe registration number, the project it covers and the validity period
Proposed completion dateThe date the promoter has declared for completing the project
ApprovalsBuilding permissions and other approvals that have been uploaded
PlansThe sanctioned layout and building plans
Apartment detailsThe number and type of apartments and their carpet areas
Title and encumbrancesDocuments about the land and any charges on it
Progress updatesRegular updates on construction and bookings
ComplaintsWhether complaints have been filed against the project

Pay close attention to carpet areas. Under RERA, the price of an apartment is linked to its carpet area, so compare the area in the registered documents with the area in the brochure and the price sheet. Our guide to carpet area vs built-up area explains the difference.

Step 5: Match the paperwork

Before signing, compare three things side by side: what the brochure says, what the registered documents say, and what the agreement for sale says. If anything differs – the area, the floor, the amenities, the completion date – ask for a written explanation. Our list of documents to check before buying an under-construction flat goes into more detail.

What if a project is “pending registration”?

Some projects are shared with the public before registration, for example as a pre-launch. In that case you will not find a registration on MahaRERA yet. You can still gather information and visit the area, but no money should change hands for a booking, and no allotment or agreement should be made until registration is granted.

Adani Bandra Reclamation, the planned sea-front project by Adani Realty at Bandra Bay in Bandra West, is in this position today: it is pending registration under RERA. When the registration is granted, the number will be shared, and you can check MahaRERA registration for the project yourself using the steps above. Our Adani Bandra Reclamation review lists the other details that are still to be confirmed.

Good habits for every project

  • Save a copy of the registration certificate and the key documents on the day you check them.
  • Look at the progress updates again before each payment stage.
  • Keep all promises in writing, and make sure they appear in the agreement for sale.
  • If you are comparing a new project with a completed one, read our guide to pre-launch vs ready-to-move homes.
  • If you need a loan, banks will also look at the registration – see our home loan checklist for a luxury flat.
