Home Loan for a Luxury Flat in Mumbai: A Buyer’s Checklist

Artist’s impression · indicative

Taking a home loan for a luxury flat in Mumbai works much like any other home loan, but the size of the purchase makes preparation more important. Higher loan amounts mean closer checks by the bank, a larger share paid from your own funds, and more paperwork on both you and the project.

This checklist explains, in plain English, what lenders usually look at, which documents to prepare, how loans work for under-construction homes, and which questions to ask before you apply. It is general information, not financial advice. Loan terms, interest rates and rules change and differ between lenders, so confirm everything with your bank and your financial advisor.

Step 1: Work out your own contribution

Banks do not lend the full value of a home. Reserve Bank of India rules cap how much of a property’s value a lender can finance, and the cap is tighter for larger loans. On top of this, the bank’s own valuation of the home may be lower than the price you agree.

You will also usually pay some costs yourself, such as stamp duty, registration charges, GST on under-construction homes and other statutory charges. For a luxury home, these add up to a large amount, so plan your own contribution first and the loan second.

Step 2: Check your eligibility

Lenders usually look at:

  • Income and stability: salary slips or business income, and how long you have been in your job or business.
  • Existing loans: other EMIs reduce the amount a bank will lend.
  • Credit score and history: a clean repayment record helps with approval and pricing.
  • Age and loan tenure: the loan usually needs to be repaid within a certain age limit.
  • Co-applicants: adding a spouse or family member with income can increase eligibility.

Ask two or three lenders for an in-principle eligibility check before you choose a home. It tells you your realistic budget and speeds things up later.

Step 3: Prepare your documents

TypeUsually needed
Identity and addressPAN, Aadhaar or passport, address proof
Income (salaried)Recent salary slips, Form 16, bank statements
Income (self-employed)Income tax returns, audited financials, business proof, bank statements
Existing loansDetails and statements of current loans
PropertyAgreement for sale, allotment letter, payment receipts, approved plans
NRI buyersPassport and visa, overseas employment proof, NRE/NRO bank statements

Lenders may ask for more, so check their list early. NRI buyers will find more help in our NRI checklist for buying a home in Mumbai.

Step 4: Understand how the bank checks the project

The bank checks the project as carefully as it checks you. It usually looks at the developer, the title of the land, the approvals and, for new projects, the RERA registration. Many lenders keep a list of projects they have already approved, which can make the process quicker.

For a pre-launch project that is still pending RERA registration, a bank cannot lend against a booking, because no bookings or agreements can be made until registration is granted. You can still speak to lenders early to understand your eligibility. Our guide on how to check MahaRERA registration explains what to look at once a number is issued.

Step 5: Know how under-construction loans work

For an under-construction flat, the bank usually releases the loan in parts, linked to the construction stages in your payment plan. This is often called a construction-linked disbursement.

  • Pre-EMI: until the full loan is released, you may pay only interest on the amount disbursed so far.
  • Full EMI: some lenders let you start the full EMI from the first disbursement, so you repay principal earlier.
  • Timeline risk: if construction takes longer, you may pay interest for longer before you can move in.

For a completed home, the loan is usually paid out in one go. Our comparison of pre-launch vs ready-to-move homes looks at this trade-off in more detail.

Questions to ask every lender

  • What is the interest rate, is it fixed or floating, and what is it linked to?
  • What processing fee and other charges apply?
  • How much will you lend on this specific home, after your valuation?
  • Is the project on your approved list?
  • How do disbursements work for under-construction homes?
  • Can I start full EMIs early, and are there charges for prepayment?
  • What insurance is required, and is it optional?

Get the answers in writing and compare them side by side.

Tax and planning

Home loans can carry tax benefits on principal and interest, but the rules depend on your tax regime, whether the home is self-occupied and whether construction is complete. Speak to your chartered accountant before relying on any benefit.
