Short answer: The Adani Bandra Reclamation payment plan has not been announced yet. The project is pending RERA registration, so no booking amount, payment schedule or sale agreement can be offered today. Once it is registered, the plan will be set out in the agreement for sale, and under the RERA Act the developer cannot take more than 10% of the cost before that agreement is signed and registered.
This guide explains how the Adani Bandra Reclamation payment plan is likely to be structured under RERA, the common plan types you may be offered, the rules that protect your money, and the questions to ask before you pay anything. It uses only details published in developer-authorised listings for Adani Bandra Reclamation, and clearly marks what is still to be confirmed.
Is the Adani Bandra Reclamation payment plan published?
No. As of October 2026 the project is in pre-launch and pending RERA registration. The only published price is the indicative starting price of Rs 29 Cr* onwards for the 3 BHK sea-facing residence. The 4 BHK Sea Suite and the 5 BHK Sea Mansion are priced on request, and carpet areas are shared on request.

Anyone quoting a fixed schedule, a “pre-launch payment plan” or a token amount today is ahead of the law. Our guide to Adani Bandra Reclamation booking before RERA registration explains what you can safely do in the meantime.
How payment plans work under RERA
Three rules in the Real Estate (Regulation and Development) Act, 2016 shape every payment plan for a registered project in Maharashtra:
- The 10% rule (Section 13): the developer cannot accept more than 10% of the cost of the home as an advance or application fee before entering into a written agreement for sale and registering it.
- The agreement sets the schedule: the payment plan, the stages linked to each payment and the possession date must be written into the registered agreement for sale. You pay as per that agreement, and interest applies if either side delays.
- Separate project account: for a registered project, 70% of the money collected from buyers must be kept in a separate bank account and used only for land and construction costs of that project.
These rules apply once the project is registered. Until then, Section 3 of the Act means no booking, allotment or sale agreement can be made at all. Read Adani Bandra Reclamation RERA status for what the registration will show.
Common payment plan types you may be offered
Developers in Mumbai’s luxury segment typically use one of the following structures. Which one applies to Adani Bandra Reclamation will only be known after registration.
Construction-linked plan
Payments are tied to construction stages: for example, on completing the foundation, each set of slabs, the finishes and possession. You pay as the tower rises, so your money tracks real progress. For a 26-storey tower above five levels of basement parking, the agreement should list each stage clearly so you can verify it.
Time-linked plan
Payments fall due on fixed dates regardless of progress. It is simpler to budget, but you carry more risk if construction falls behind.
Down-payment plan
A large share is paid early, sometimes in exchange for a lower price. Under RERA this can only happen after the agreement is registered, and the extra exposure should be weighed against any saving.
Flexi or part-payment plans
Hybrids that combine an upfront share with construction-linked instalments. Ask for every stage, amount and due trigger in writing.
| Plan type | You pay | Main benefit | Main risk |
|---|---|---|---|
| Construction-linked | At each building stage | Money follows progress | Less predictable dates |
| Time-linked | On fixed dates | Easy to budget | Pay even if work is slow |
| Down-payment | Most of it early | Possible price benefit | Higher exposure if delayed |
| Flexi / hybrid | Mix of both | Balance of the two | Read every trigger carefully |
What else you will pay besides the instalments
The payment plan usually covers the agreement value. Other costs fall due at agreement, registration or possession, and need their own budget line:
- GST on under-construction homes, and stamp duty and registration on the agreement
- Parking, club membership and any preferential location charges, if applicable
- Advance maintenance, society formation and legal charges at possession – see Adani Bandra Reclamation maintenance charges
- Bank fees and interest if you use a home loan
Our guide to the cost of buying a flat in Mumbai explains each charge, and what “Rs 29 Cr* onwards” really means shows why the starting price is not the full cost.
Paying with a home loan
If you plan to borrow, the bank disburses in stages that match the payment plan, so a construction-linked plan works naturally with a loan. Get an in-principle sanction early, and check that the lender is willing to fund the project once it is RERA-registered. Our home loan checklist for a luxury flat in Mumbai covers eligibility and documents. NRI buyers can read Adani Bandra Reclamation for NRIs for how payments from abroad work.
