Adani Bandra Reclamation Booking: What You Can Do Before RERA Registration

Artist’s impression · indicative

Short answer: Adani Bandra Reclamation booking is not open yet. The project is pending registration under RERA, and under Section 3 of the RERA Act 2016 no bookings, sale agreements or allotments can be made until registration is granted. What you can do now is register your interest, ask for the brochure, floor plans and price sheet, and plan a site visit, so you are ready when registration is granted.

Many buyers search for the Adani Bandra Reclamation booking process, booking amount or booking date. This guide explains why none of these exist yet, what usually happens once a project is registered, and how to protect yourself from anyone who asks for money too early. It is general information, not legal advice.

Why bookings are not open yet

In Maharashtra, every residential project above a small size must be registered with MahaRERA before the developer can book, sell or offer homes for sale. Adani Bandra Reclamation is at the pre-launch stage and its registration is pending. Until a MahaRERA registration number is issued, there is no legal booking, no allotment letter and no agreement for sale.

This rule protects buyers. Registration puts the sanctioned plans, carpet areas, completion date and the developer’s disclosures on public record before any money changes hands. Our article on what “pending RERA registration” means covers this in more depth, and our Adani Bandra Reclamation RERA status page tracks where the project stands.

What you can do now

Pre-launch is a good time to prepare, even though you cannot book. You can:

  • Register your interest through an enquiry, so you receive updates when registration is granted.
  • Ask for the brochure, floor plans and price sheet, which are sent on request.
  • Plan a priority site visit to see the location at Bandra Bay for yourself.
  • Shortlist a home type – the 3 BHK sea-facing residence, the 4 BHK Sea Suite or the 5 BHK Sea Mansion.
  • Arrange your finances, including a loan pre-approval if you plan to borrow.
  • Prepare your documents, such as PAN, Aadhaar or passport, and address proof.

Registering interest is free and does not commit you to anything. Zero brokerage applies when you enquire with us.

What usually happens after RERA registration

Every developer has its own process, and the exact steps for this project will be shared once it is registered. In general, a booking in a registered Maharashtra project follows this order:

  • The project’s MahaRERA registration number is published, and you can check it on the MahaRERA website.
  • You choose a specific home and receive a full cost sheet.
  • You fill in an application form and pay an application or booking amount.
  • The developer issues an allotment letter for the home.
  • You sign an agreement for sale, which is registered with the Sub-Registrar, and pay stamp duty and registration charges.
  • Further payments follow the schedule in the agreement, usually linked to construction stages.

Under Section 13 of the RERA Act, a developer cannot take more than 10% of the cost of a home as an advance or application fee without first signing a registered agreement for sale. Keep that limit in mind when you see any booking amount.

Checks before you pay anything

When booking does open, these checks help you avoid mistakes:

  • Confirm the MahaRERA registration number on the official MahaRERA website, not only from a brochure. Our step-by-step guide on how to check MahaRERA registration shows how.
  • Make sure the RERA carpet area of your home is written in the cost sheet and the agreement. See carpet area vs built-up area.
  • Pay only to the account named in the developer’s official documents, never in cash and never to a personal account.
  • Read the agreement for sale before signing, including the completion date, penalty clauses and payment schedule.
  • Keep copies of every receipt, letter and email.

Our list of documents to check before buying an under-construction flat covers the paperwork in detail.

Red flags to watch for

Before registration, be cautious if anyone:

  • Asks for a “token”, “EOI amount” or “pre-booking cheque” to hold a home in Adani Bandra Reclamation.
  • Promises a confirmed allotment, a special floor or a “pre-launch price” in return for money now.
  • Offers assured returns or buy-back promises.
  • Pressures you with deadlines or claims that homes are “almost sold out” before registration.

None of these can be valid before the project is registered. If you are unsure, ask for the MahaRERA number; if there is none, there can be no booking.

How long until bookings open?

No registration date has been announced, and we will not guess one. Registration timing depends on approvals and the developer’s own plans. If you register your interest, you will hear when the project is registered and when the brochure and price sheet are updated. For background on approvals, read Adani Bandra Reclamation project status.

Planning your budget in the meantime

The indicative starting price is Rs 29 Cr* onwards for the 3 BHK, exclusive of statutory charges and taxes. The 4 BHK is priced on request. Use this time to plan for the total cost, not only the base price: stamp duty, registration, GST on an under-construction home, parking, club charges, deposits and interiors. Our Adani Bandra Reclamation 3 BHK guide and the home loan checklist for a luxury flat can help. For a full overview of the project, visit the Adani Bandra Reclamation homepage.
