Short answer: Yes, NRIs and OCIs can buy a home at Adani Bandra Reclamation once it is RERA-registered. Indian rules allow them to buy residential property in India without RBI approval, paying through Indian bank accounts such as NRE, NRO or FCNR, or by inward remittance. Today the project is pre-launch and pending RERA registration, so NRI buyers can enquire, get the brochure and prepare documents, but cannot book yet.
This guide is written for overseas buyers considering Adani Bandra Reclamation, the sea-front project at Bandra Bay beside the Bandra–Worli Sea Link. Can NRIs buy at Adani Bandra Reclamation?
Under India’s foreign exchange rules (FEMA), Non-Resident Indians and Overseas Citizens of India can buy residential property in India without special permission. The main exclusions are agricultural land, plantation property and farmhouses, which do not apply to a residence like this. Foreign nationals who are not OCIs face different rules and should take legal advice.
What NRIs cannot do yet is book. Under Section 3 of the RERA Act, no booking, allotment or sale agreement can be made until the project is registered. Read what you can do before RERA registration.
How to enquire from abroad
- Message or call: reach us on WhatsApp or +91 80503 63647, mentioning your country and preferred contact time.
- Ask for the brochure: floor plans and the price sheet are sent on request. See what happens after you enquire.
- Plan a visit: a priority site visit can be arranged when you or a trusted family member are in Mumbai. Zero brokerage applies – see zero brokerage and priority site visits.
- Track registration: MahaRERA can be checked online from anywhere. Our guide on how to check MahaRERA registration shows how.
How NRIs pay for a home in India
Payments must come through normal banking channels. In practice NRIs use one or more of:
- NRE account: funds remitted from abroad, held in rupees.
- NRO account: income earned in India, such as rent or dividends.
- FCNR(B) deposit: funds held in foreign currency.
- Direct inward remittance to the developer’s designated project account.
Payments cannot be made in foreign currency notes or traveller’s cheques. Keep every remittance record and bank certificate; they matter for tax and for repatriating sale proceeds in future. How much you pay and when will depend on the Adani Bandra Reclamation payment plan, which is not yet announced.
Home loans for NRIs
Indian banks and housing finance companies lend to NRIs for property in India, with repayments from NRE or NRO accounts or by remittance. Lenders typically ask for proof of overseas income and residence. See our home loan checklist for a luxury flat in Mumbai.
Power of attorney: buying without travelling
Many NRIs appoint a trusted person in India through a power of attorney (POA) to sign documents and attend registration. A POA signed abroad is usually attested at an Indian embassy or consulate, or apostilled, and then needs to be stamped in India within a set time after it arrives. Keep the POA specific to this purchase and take legal advice on its wording.
Documents NRIs should prepare
- Passport and visa or OCI card
- PAN card (needed for a property purchase of this size)
- Overseas address proof and Indian address, if any
- NRE / NRO bank statements and remittance records
- Passport-size photographs
- Power of attorney, if someone will act for you

Tax and ownership points to plan for
- GST, stamp duty and registration apply as for any buyer – see the cost of buying a flat in Mumbai.
- Rental income in India is taxable in India, and tax is usually deducted at source when an NRI landlord is paid rent.
- When you sell, the buyer deducts tax at source on an NRI seller’s gains; planning early helps.
- Repatriation of sale proceeds is allowed within limits, which is why clean payment records matter.
Take advice from a chartered accountant familiar with both India and your country of residence. Ongoing costs such as Adani Bandra Reclamation maintenance charges also need a plan for who will pay and oversee them locally.
