Project-level figures that are published include a 24-acre* land parcel, 2.9 acres* of landscaped greens, a 45,000 sq ft* grand lobby and 100+* elevators. These describe the project, not the size of an individual home.
Why the carpet area is “on request”
Adani Bandra Reclamation is a pre-launch project pending RERA registration. Until registration, layouts can still change, so areas are indicative. Under Section 3 of the RERA Act 2016, no bookings, sale agreements or allotments can be made until registration is granted. Once registered, the carpet area of every home will be on the MahaRERA record and must match your agreement.

Carpet area under RERA, in plain words
RERA defines carpet area as the net usable floor area of a home, excluding outer walls, service shafts, exclusive balconies or verandas and exclusive open terraces, but including the internal partition walls. Exclusive balconies and terraces are listed separately.
You may also see “built-up” or “super built-up” figures in older listings. These include walls and a share of common areas, so they are always larger than carpet area and should not be compared directly. Carpet area by home type: what to look for
3 BHK

4 BHK Sea Suite

How to check the figures you receive
- Ask for RERA carpet area, in writing. Make sure the figure is labelled “RERA carpet area”, not just “area” or “size”.
- Get balconies and decks listed separately. Exclusive balcony and terrace areas should appear as their own line.
- Check room sizes on the floor plan. Add up the main rooms; the total should make sense against the stated carpet area. See how to read a floor plan.
- Ask about staff rooms and utility areas. Find out whether they are inside the carpet area or counted separately.
- Compare price per square foot of carpet area only. Rates quoted on built-up or super built-up area look lower but are not comparable.
