What will drive the maintenance cost
Maintenance pays for the people, power, repairs and services that keep a building running. At Adani Bandra Reclamation, the published features point to these main cost drivers:
- Vertical transport: 100+* elevators across the project, and two private lifts serving every residence. Lifts need annual maintenance contracts, power and periodic upgrades.
- The grand lobby: a 45,000 sq ft* arrival space needs staffing, air-conditioning, lighting and housekeeping.
- Clubhouse and wellness: a swimming pool and dedicated kids’ pool, gym and indoor jogging track, a cryotherapy chamber and a sensory deprivation tank all need specialist upkeep and trained staff.
- Sports and greens: badminton and half basketball courts, a children’s play area, jogging and walking tracks and 2.9 acres* of landscaped gardens.
- Parking: five levels of basement parking need ventilation, lighting, pumps and security.
- The sea-front setting: salt air and the monsoon add to facade, metalwork and waterproofing upkeep. See sea-facing apartment maintenance in Mumbai.
Density works the other way. With two homes per floor in the Sea Suites and one per floor in the Sea Mansions, the cost of these services is shared by fewer households than in a typical tower. Read more in private lifts and low-density living and inside the tower.
How maintenance is usually charged in Mumbai
New projects in Mumbai usually quote maintenance as a monthly rate per square foot, collected in advance for an initial period at possession. To compare fairly, ask for three things:
- The rate per square foot per month, and which area it is based on (RERA carpet area or another measure). Our guide to the Adani Bandra Reclamation carpet area explains why this matters.
- How many months of advance maintenance are collected at possession.
- Which services are included, and which are billed separately (such as club use, electricity for private lifts or staff quarters).
A simple way to estimate it: monthly maintenance = rate per sq ft × area used for billing. Advance maintenance = monthly maintenance × number of months collected. Use the real rate and area from the cost sheet once they are shared; we do not estimate them here.
GST on maintenance
Under current GST rules, contributions to a residents’ association are exempt up to Rs 7,500 per member per month. Above that, GST at 18% generally applies to the whole amount, if the association’s annual turnover crosses the GST threshold. For a large luxury home, factor this in.
One-time charges at possession
Alongside the monthly charge, buyers in Mumbai commonly pay these at possession. Each should be listed separately in the cost sheet:
- Advance maintenance for the initial period
- Sinking or corpus fund for major repairs in future
- Society or association formation and legal charges
- Utility connection and meter deposits
- Club membership, if not included in the price

Who maintains the project before the society takes over
Under Section 11(4) of the RERA Act, the developer is responsible for providing and maintaining essential services, at reasonable charges, until the association of allottees takes over maintenance. The developer must also enable the formation of that association. Ask how long the developer will manage the project, who the facility manager will be, and how accounts will be shared with residents.
Why maintenance matters for value
Well-kept lifts, lobbies, pools and gardens protect both daily life and resale value. When weighing the Adani Bandra Reclamation investment case, add maintenance to your yearly holding cost alongside property tax and insurance. NRI owners should also plan who will oversee the home and pay bills locally – see Adani Bandra Reclamation for NRIs.
