The 3 BHK sea-facing residence
The 3 BHK is the entry point to the project, with an indicative price of Rs 29 Cr* onwards. Its defining feature is the sea-facing outlook. When you receive the 3 BHK floor plan, look first at how much of the living room and the main bedroom faces the sea, and whether there is a deck or balcony on the sea side.

The 4 BHK Sea Suite: two homes per floor
The Sea Suites are 4 BHK homes planned with just two residences on each floor. Two homes per floor usually allows each home to have more than one open side, which helps with light, cross-ventilation and views. It also means you share the floor with only one neighbour.
In the Sea Suite floor plan, check how the two homes are separated, which home gets which view, and whether the private lift lobbies are separate.
The 5 BHK Sea Mansion: one home per floor
The Sea Mansions are 5 BHK homes with an entire floor to themselves. A full-floor plan can open to views on every side and gives complete privacy on the floor. Check how the plan uses the full floor: the size of the entertaining areas, the number of suites, staff and service areas, and storage.

Two private lifts for every residence
Every home at Adani Bandra Reclamation is served by two private lifts. On a floor plan, the lifts show you how you arrive: directly into the home, or into a private lobby. Why carpet areas are not published yet
The project is pending registration under RERA. Under the RERA Act 2016, the carpet area of each home is filed with MahaRERA at registration, and homes are sold on that carpet area. Until then, the carpet areas of the 3, 4 and 5 BHK homes are shared on request and remain indicative.
Be careful with figures quoted on other websites. Unofficial area numbers are not confirmed, may mix carpet and built-up area, and can change when the registered plans are filed. What to check in the floor plans
When you receive the Adani Bandra Reclamation floor plans, check:
- Orientation: which rooms face the sea and the Sea Link, and where the north arrow points.
- Carpet area: the RERA carpet area for the whole home, and the size of each room.
- Ceiling height: it often appears in the specifications rather than on the plan.
- Decks and balconies: their size and whether they are counted in the carpet area.
- Bedrooms and bathrooms: which bedrooms are en-suite and which share a bathroom.
- Service areas: kitchen, utility, staff room and staff toilet, and how staff move around.
- Storage: walk-in wardrobes, store rooms and space for large items.
- Arrival: where the private lifts open and how the foyer leads into the home.
