Sea Suites vs Sea Mansions at Adani Bandra Reclamation: Two Homes per Floor or One?

Artist’s impression · indicative

Adani Bandra Reclamation is planned as a sea-front tower at Bandra Bay, beside the Bandra-Worli Sea Link. Among its residences are two formats that stand out for how few homes share a floor: the Sea Suites and the Sea Mansions.

Both are designed around privacy and the view. The difference is how much of the floor you have to yourself. This Sea Suites vs Sea Mansions guide explains each format, how they compare, and the questions that can help you decide which suits your family. The project is at the pre-launch stage and is pending registration under RERA, so all details here are indicative.

The three residence types at a glance

Adani Bandra Reclamation offers three configurations, as per developer-authorised listings:

  • 3 BHK sea-facing residence – Rs 29 Cr* onwards, carpet area on request.
  • 4 BHK Sea Suite – two residences per floor, price on request.
  • 5 BHK Sea Mansion – one residence per floor, carpet area on request.

The tower rises 26 storeys above five levels of basement parking, and every residence is served by two private lifts. For a full overview of all three homes, read our guide to the 3, 4 and 5 BHK residences.

What is a Sea Suite?

A Sea Suite is a 4 BHK residence, with two Sea Suites on each floor. Sharing a floor with only one other home keeps the floor quiet and private, while giving a large four-bedroom layout for families who want space for everyone – children, parents, guests or a home office.

With only two homes on a floor, each Sea Suite can be planned to make the most of its side of the tower. The exact layouts, orientation and carpet areas will be shared on request and confirmed on RERA registration.

What is a Sea Mansion?

A Sea Mansion is a 5 BHK residence, and there is only one Sea Mansion on each floor. That means the entire floor is a single home. There are no neighbours across the lobby and no shared corridor.

A full-floor home is one of the rarest formats in city living. It gives the residence the whole floor plate to work with, which typically allows views in more than one direction and a clear separation between the formal, family and private parts of the home. The carpet area of the Sea Mansions is available on request.

Sea Suite vs Sea Mansion: how they compare

Here is a simple side-by-side summary based on the published details:

  • Configuration: Sea Suite – 4 BHK. Sea Mansion – 5 BHK.
  • Homes per floor: Sea Suite – two. Sea Mansion – one.
  • Private lifts: both are served by two private lifts.
  • Carpet area: both on request; to be confirmed on RERA registration.
  • Price: Sea Suite – on request. Sea Mansion – on request.

Both formats share the same address, the same tower, and access to the same clubhouse and amenities. The decision comes down to how much space you need and how much privacy you want on your floor.

Who might prefer a Sea Suite?

A Sea Suite may suit you if:

  • You want four bedrooms and a low-density floor, but do not need a full-floor home.
  • You are comfortable sharing the floor with one other family.
  • You want a large sea-front home in Bandra West with private lift access, at a different price point from a full-floor residence.

Who might prefer a Sea Mansion?

A Sea Mansion may suit you if:

  • You want five bedrooms, for example for a joint family, live-in staff quarters or a dedicated study and guest suite.
  • You value complete privacy, with nobody else on your floor.
  • You entertain often and want space for both formal hosting and private family life.

Questions to ask before you choose

Because the project is at the pre-launch stage, the most useful thing you can do now is ask for detailed information. When you enquire, ask for:

  • The floor plans for both the Sea Suite and the Sea Mansion.
  • The carpet area of each, as defined under RERA. Our guide on carpet area vs built-up area explains what this means.
  • Which direction each home faces and which floors are planned.
  • The price sheet, including all statutory charges, taxes and levies.

Floor plans and the price sheet are sent on request through the enquiry form.

Life beyond the front door

Whichever format you choose, life at Adani Bandra Reclamation extends beyond the home. The project is planned on a 24-acre* land parcel with 2.9 acres* of landscaped greens, a 45,000 sq ft* grand lobby and 100+* elevators. Amenities include a grand clubhouse, a swimming pool with a dedicated kids’ pool, a gym with an indoor jogging track and wellness facilities. You can read more in our amenities guide.

A note on the pre-launch stage

Adani Bandra Reclamation is pending registration under RERA. As per Section 3 of the RERA Act 2016, no bookings, sale agreements or allotments shall be made until registration is granted. Right now is the time to learn about the homes and register your interest – not to book. Our pre-launch RERA guide explains what this means for buyers.
