Adani Bandra Reclamation Parking: Five Basement Levels and the Arrival Experience

Artist’s impression · indicative

Short answer: Adani Bandra Reclamation parking is planned below ground, with five levels of basement parking under the 26-storey tower. The project lists 100+* elevators, two private lifts serving every residence and a 45,000 sq ft* grand lobby. The number of car parks per residence, EV charging and visitor parking have not been published yet, so they are questions to ask once details are released on RERA registration.

For families buying a large home in Mumbai, parking is not a small detail. Many households run several cars, use a driver, and receive guests often. In a city where streets are crowded, how you arrive home matters almost as much as the view. This guide sets out what is published about Adani Bandra Reclamation parking and arrival, and the questions worth asking.

Why basement parking suits a sea-front site

Putting parking below ground frees the ground level for landscaping, open space and a calmer arrival. Instead of a podium of car decks, a basement design can allow the landscaped greens and the lobby to sit at the ground, with cars kept out of sight. For a sea-front address at Bandra Bay, that also helps keep views and outdoor spaces open.

Basement parking near the sea also needs careful engineering: waterproofing, drainage, pumps and ventilation, especially through the Mumbai monsoon. These are fair questions to ask the developer’s team once technical details are shared.

From car to front door: private lifts

The published plan is that every residence is served by two private lifts. In practice, private lifts in luxury towers usually mean that residents and their guests go from the parking or lobby level to the home without sharing a lift with other floors. With two homes per floor in the Sea Suites and one home per floor in the Sea Mansions, this adds to the sense of privacy. How the private lifts connect to the basement levels has not been published yet.

Parking and RERA: what buyers should know

The RERA Act 2016 treats open parking areas as part of the common areas of a project. It separately defines a garage as a covered space with a roof and walls on three sides. How parking is allotted, and whether any parking is charged separately, is set out in the project documents and the agreement for sale. Read those clauses carefully, and make sure the number and location of your allotted parking spaces are recorded in writing.

Our guide to the cost of buying a flat in Mumbai explains which charges can appear on top of the base price.

Questions to ask about Adani Bandra Reclamation parking

  • How many car parks are allotted to each configuration (3 BHK, 4 BHK Sea Suite, 5 BHK Sea Mansion)?
  • Can additional parking be allotted, and on what terms?
  • Are parking spaces allotted on a fixed level close to the residence’s private lifts?
  • Will there be EV charging points, and can a private charger be installed?
  • Where will visitor parking and driver waiting areas be?
  • How will the basement be protected from water and ventilated?
  • Will there be valet or drop-off service at the grand lobby?

Take these questions with you on a visit. Our guide to an Adani Bandra Reclamation site visit explains how to arrange a priority visit and what else to ask.

Getting around from Bandra Reclamation

Parking matters because of where the address sits. Bandra Reclamation is at the Bandra end of the Bandra–Worli Sea Link, with the Western Express Highway, Bandra Kurla Complex (BKC), Mumbai International Airport, Juhu and South Mumbai all within reach by road, and Bandra and Khar Road railway stations nearby. Read our Bandra-Worli Sea Link access guide for more. No travel times are published, so plan routes yourself.
