Site Visit Checklist for a Pre-Launch Luxury Project in Mumbai

Artist’s impression · indicative

A good site visit checklist turns a pleasant outing into a useful one. When a luxury project in Mumbai is at the pre-launch stage, there is often no finished building to walk through. What you can see is the location, the surroundings, the access roads and, sometimes, a sales gallery or sample spaces.

That makes preparation even more important. This checklist sets out what to bring, what to look at and what to ask, so you leave with clear answers rather than just impressions. It is general guidance; confirm specific details with the developer and your own advisers.

Before the visit

Get the documents first

Ask for the brochure, floor plans and price sheet before you go. Reading them in advance lets you use the visit to ask sharper questions. Note the configurations that interest you and any questions that come up.

Check the RERA status

Find out whether the project is registered with the state RERA authority. In Maharashtra, registered projects are listed on the MahaRERA website. If the project is pending registration, remember that, as per Section 3 of the RERA Act 2016, no bookings, sale agreements or allotments can be made until registration is granted.

Plan your timing

If you can, visit at a time that matches your daily life – for example, during the morning or evening rush if you will commute from here. A second visit at a different time of day gives a fuller picture.

What to bring

  • The brochure, floor plans and price sheet, printed or on your phone.
  • A written list of your questions.
  • A notebook or notes app to record answers.
  • A compass app, to check which way the site and planned homes face.
  • A family member or adviser, if they will be part of the decision.

What to look at on site

The setting

  • What lies around the site on each side?
  • Is there open space, water or greenery in front of the planned homes?
  • What is the noise level from roads, construction or other activity?

Access and roads

  • How easy is it to reach the site by car?
  • Which main roads, bridges or railway stations are nearby?
  • How does traffic feel at the time of your visit?

Avoid relying on travel times you are told; try the routes yourself where you can.

Light, wind and views

  • Use your compass app to check which direction the planned homes face.
  • Look at where the sun is and think about light through the day.
  • For sea-front sites, notice the breeze and how exposed the site is to wind.

The neighbourhood

  • Shops, restaurants, schools, hospitals and places of worship nearby.
  • Promenades, parks or open spaces for walks.
  • The general feel of the streets around the site.

The sales gallery or sample spaces

If there is a sales gallery or sample flat, remember that finishes and fittings shown may be indicative. Ask which items are part of the standard specification and which are for display only.

What to ask the representative

  • What is the carpet area of the home I am interested in?
  • Which floor and which direction would it face?
  • How many homes are on each floor, and how many lifts serve each home?
  • What amenities are planned, and where on the site?
  • Which charges are excluded from the quoted price?
  • What is the expected timeline for RERA registration?
  • How many parking spaces come with each home?
  • What will maintenance cover?

Ask for important answers in writing.

Warning signs to watch for

  • Pressure to pay money or “block” a home before RERA registration.
  • Unclear answers about who the developer is.
  • Promises of fixed returns or assured price rises.
  • Reluctance to share carpet areas or a cost sheet.

If you see any of these, pause and take advice.

After the visit

  • Write up your notes the same day, while they are fresh.
  • Compare what you saw with the brochure and floor plans.
  • Send any follow-up questions in writing.
  • Discuss the numbers with a chartered accountant and the paperwork with a property lawyer when you are ready.
