Short answer: In the high floor vs low floor flat debate, there is no single right answer. Higher floors usually give wider views, more light, more breeze and less street noise, but often cost more and depend more on lifts. Lower floors are quicker to reach, can feel closer to gardens and amenities, and are usually priced lower. In a sea-facing tower, the view you get from each floor is often the deciding factor.
Choosing a floor is one of the first real decisions when you buy a home in a high-rise. In Mumbai, where many new towers rise well above twenty floors, the floor you pick shapes your daily life: the view from your living room, the light in the morning, how long you wait for a lift and how much you pay. This guide compares high and low floors in plain terms and explains what to ask before you choose.
High floor vs low floor flat: a quick comparison
| Factor | Higher floors | Lower floors |
|---|---|---|
| View | Wider and more open, less likely to be blocked | Closer to gardens and the street, more likely to be blocked |
| Natural light | Usually more | Can be less, depending on nearby buildings |
| Breeze | Usually stronger | Usually gentler |
| Street noise and dust | Usually less | Usually more |
| Lift dependence | Higher | Lower; stairs are practical in an emergency |
| Wind at balconies | Can be strong, especially in the monsoon | Usually calmer |
| Price | Often higher, due to floor rise charges | Often lower |
The case for a higher floor
Views and privacy
Height usually brings a more open view and more privacy, because fewer buildings look directly into your home. In a sea-front location, a higher floor can open up a wider view of the water and the skyline. Our guide to sea-facing apartments in Mumbai explains how to check whether a view is likely to stay open over time.
Light, breeze and quiet
Upper floors generally receive more daylight and stronger breeze, and they sit further from traffic noise and dust at street level. For many families, this is the main reason to choose height.
Things to weigh
Higher floors rely more on lifts and on backup power. Balconies can be windier, especially during the Mumbai monsoon, and the salt air on a sea-front site can affect fittings faster. Read our guide to sea-facing apartment maintenance in Mumbai for the upkeep side of a sea view.
The case for a lower floor
Easy access
Lower floors are quicker to reach, which matters for elderly family members, young children and anyone who goes in and out often. In an emergency, using the stairs is far more practical from a lower floor.
Closer to gardens and amenities
A lower floor can feel more connected to landscaped gardens, play areas and the clubhouse. Families with children often value this.
Things to weigh
Lower floors may get less light and more noise, and the view can be blocked by trees, podiums or neighbouring buildings. On a sea-front site, check how the view from a lower floor relates to the promenade and the road.
Floor rise charges: what they are
Many developers in Mumbai charge more for higher floors. This is often called a floor rise charge or floor premium, and it may be added per square foot for each floor above a certain level, or built into a different price for each floor. Always ask whether the quoted price includes any floor rise, view or location premium, and make sure the final figure is in the cost sheet and the agreement for sale. Our guide to the cost of buying a flat in Mumbai covers other charges that sit above the base price, and our guide to the agreement for sale under RERA explains what the contract should record.
Lifts and safety in a tall tower
For any floor, ask how the building handles vertical movement and safety:
- How many lifts serve each residence, and is there backup power for them?
- What is the fire safety plan, including refuge areas, fire lifts and sprinklers?
- How are high floors protected from wind and rain at balconies and windows?
- How is water pressure maintained on upper floors?
How this applies to Adani Bandra Reclamation
Adani Bandra Reclamation is planned as a 26-storey tower above five levels of basement parking, at Bandra Bay beside the Bandra-Worli Sea Link. The project lists 100+* elevators and two private lifts serving every residence, which reduces the usual concern about waiting for lifts on upper floors. Read more about the building in our guide to the tower design, five basement levels and grand lobby, and about lifts in private lifts and low-density living.
The residences are planned with few homes per floor: two per floor for the 4 BHK Sea Suites and one per floor for the 5 BHK Sea Mansions. See Sea Suites vs Sea Mansions for how they compare. The 3 BHK sea-facing residence starts at Rs 29 Cr* onwards.
Which floors each residence type is on, and whether any floor rise charge applies, have not been published yet. These will be confirmed on RERA registration. Prices and areas are indicative, so ask the developer’s team for floor-wise details once they are released.
Questions to ask before you choose a floor
- Which floors are available for each residence type?
- Does the price change by floor, and is there a floor rise or view premium?
- What will the view be from this floor, and could it be blocked in future?
- How many lifts serve the residence, and is there power backup?
- How are balconies and windows designed for wind and monsoon rain?
- Does the floor plan change on any floors?
