Knowing how to read a floor plan saves time and avoids surprises. A floor plan is a bird’s-eye drawing of a home, showing walls, rooms, doors, windows and fixed features. For a luxury apartment, it tells you far more than a brochure image can: how the home flows, where the light comes from, how private the bedrooms are and how much usable space you are really getting.
This guide explains the parts of a typical floor plan in plain English and suggests what to look for when you compare homes.
Start with the basics
The title block
Most floor plans carry a small block of text with the project name, the residence type (for example, 3 BHK or 4 BHK), the floor or floors it applies to and the carpet area. Check that you are looking at the right plan for the home you are considering.
The north arrow
A small arrow marked “N” shows which way is north. This tells you which direction each room faces. In Mumbai, homes on the western sea front look out over the Arabian Sea, so the north arrow helps you see which rooms face the water.
The scale
Plans are drawn to scale, and many also show room dimensions directly. Dimensions may be given in feet and inches or in metres. Make sure you know which unit is being used.
Understand the areas
Carpet area
Under the RERA Act 2016, homes are sold on carpet area – the net usable floor area inside the home, excluding external walls, service shafts, and exclusive balcony or terrace areas. The carpet area should be stated clearly on the plan or in the cost sheet.
Balconies, decks and terraces
These are often shown separately. Check how each one is labelled and whether its area is listed. Our guide to carpet area vs built-up area explains the terms.
Room dimensions
Each room usually shows its length and width. A room that is long and narrow can feel very different from a square room of the same area, so look at the shape as well as the size.
Common symbols
| Symbol | What it usually means |
|---|---|
| Thick solid lines | Walls |
| A gap with an arc | A door, and the direction it opens |
| Thin double or triple lines in a wall | A window |
| Dotted lines | Something overhead, such as a beam or a change in ceiling |
| Boxes with labels | Fixed items such as kitchen counters, wardrobes or bathroom fittings |
| “Dn” or “Up” with arrows | Stairs, in a home with more than one level |
Furniture shown on a plan is usually there to give a sense of scale. It is not normally included with the home unless stated.
Look at how the home flows
Good luxury layouts separate different parts of daily life. Look at:
- Entry: Is there a foyer or entrance space, rather than opening straight into the living room?
- Public and private zones: Are the living and dining areas kept apart from the bedrooms?
- Service areas: Where are the kitchen, utility area and any staff room, and is there a separate service entry?
- Bedrooms: Does each bedroom have its own bathroom and wardrobe space?
- Walls you share: Which walls are shared with a neighbouring home, the lift lobby or the stairs?
Light, air and views
- Count the windows in each room and note which way they face.
- Check whether the main living areas get the view you care about.
- Look for cross-ventilation – windows on opposite or adjacent sides help air move through.
Questions to ask about any floor plan
- Is this plan the same on every floor, or does it change?
- Which direction does this home face?
- What is the carpet area, and how are balconies counted?
- Which items are part of the standard specification?
- Is the plan indicative, and when will the final plan be confirmed?
Floor plans at Adani Bandra Reclamation
Adani Bandra Reclamation, by Adani Realty, lists three types of sea-front residence at Bandra Bay in Bandra West:
- 3 BHK sea-facing residences, from Rs 29 Cr* onwards.
- 4 BHK Sea Suites, planned at two residences per floor.
- 5 BHK Sea Mansions, planned at one residence per floor.
Two private lifts serve every residence. Carpet areas are shared on request, and the floor plans are sent with the price sheet when you enquire. The project is pending registration under RERA, so all plans are indicative and will be confirmed on registration.
When you receive the plans, use the checklist above: find the north arrow, check the carpet area, follow the flow from the entrance and see which rooms face the sea.

Frequently asked questions
What is the first thing to look at on a floor plan?
Check the title block to make sure the plan is for the right home, then find the north arrow to see which way each room faces.
Does a floor plan show the carpet area?
It usually should. Under RERA, homes are sold on carpet area, so ask for it if it is not on the plan.
Is the furniture shown on a floor plan included?
Usually not. Furniture is normally drawn to show scale and how a room could be used, unless the developer states otherwise.
Are pre-launch floor plans final?
No. Plans for a pre-launch project are indicative and are confirmed when the project is registered under RERA.
