Sea-Facing Apartments in Mumbai: What to Check Before You Buy

Artist’s impression · indicative

Sea facing apartments in Mumbai are among the most sought-after homes in the city. Waking up to open water, sea breezes and wide skies is a rare luxury in a dense metropolis – and that rarity is exactly why sea-facing homes deserve careful checks before you buy.

“Sea-facing” can mean very different things from one building to the next. This guide sets out what to check, from the view itself to everyday upkeep, so you can compare sea-facing homes with confidence. It is general guidance; always confirm specific details with the developer and your own advisers.

1. Check how much of the home actually faces the sea

Some homes have a full sea view from the living room, dining area and bedrooms. Others have a partial or angled view from one window or balcony. Ask:

  • Which rooms face the sea?
  • Is the view direct, partial or angled?
  • Does the view depend on the floor?

Floor plans help here. Look at the orientation marked on the plan and ask the representative to point out which rooms face the water.

2. Ask whether the view could be blocked

A sea view today may not be a sea view in ten years if new buildings come up in front. Questions worth asking include:

  • What lies between the building and the water?
  • Is that land open, built-up or planned for development?
  • Are there public promenades, roads or protected areas in front?

Homes right on the sea front, or with open water directly in front, are usually less exposed to this risk, but it is still worth checking.

3. Think about the floor

Higher floors generally offer wider views, while lower floors may feel closer to the water and gardens. Consider:

  • How high you are comfortable living.
  • How the view changes floor by floor.
  • How the lifts serve your floor, especially at busy times.

In buildings with private lifts for each residence, the time spent waiting for a lift matters less.

4. Look at orientation, light and wind

Mumbai’s western sea front faces the Arabian Sea. Orientation affects how much afternoon sun a room gets, how warm it feels and how breezy it is. Ask about:

  • Which direction the main rooms face.
  • How the windows and balconies are shaded.
  • How the building deals with strong winds during the monsoon.

5. Plan for salty air and the monsoon

Homes by the sea need a little extra care. Salt in the air can affect metal fittings, window frames, outdoor furniture and air-conditioning units over time, and the monsoon brings heavy rain and wind. When comparing projects, ask:

  • What materials are used for windows, railings and exterior fittings?
  • How are balconies and terraces drained and waterproofed?
  • What does the maintenance plan cover for the building exterior?

6. Check privacy and density

A sea view feels very different when it is shared with many neighbours on the same floor. Ask how many homes there are per floor and how many share each lift. Low-density buildings – with one or two homes per floor – tend to offer more privacy.

7. Verify the carpet area

Under the RERA Act 2016, homes are sold on carpet area. Balconies and terraces with sea views can be lovely, but check how they are counted. Our guide to carpet area vs built-up area explains the terms.

8. Check RERA registration

Before you book any home in a new project, check that it is registered with the state RERA authority. In Maharashtra, registered projects are listed on the MahaRERA website. If a project is pending registration, no bookings, sale agreements or allotments can be made until registration is granted.

9. Visit at different times

A sea view at sunset is very different from the same view at midday, or during the monsoon. If you can, visit the location more than once, at different times of day. Look at noise, traffic, light and how the area feels.

10. Think about the neighbourhood

Living by the sea is about more than the view. Consider your daily routes to work, schools, the airport and the rest of the city, and the shops, restaurants and services nearby.

Frequently asked questions

What should I check before buying a sea-facing flat in Mumbai?

Check which rooms face the sea, whether the view could be blocked, the floor and orientation, maintenance for salty air and the monsoon, privacy, the carpet area and RERA registration.

Do sea-facing homes need more maintenance?

They can. Salty air and monsoon weather can affect metal fittings, windows and outdoor items, so ask about materials and the building’s maintenance plan.

Are higher floors better for a sea view?

Higher floors generally offer wider views, but the right floor depends on your comfort, the layout and how the view changes floor by floor.

How do I check whether a project is RERA registered?

In Maharashtra, registered projects are listed on the MahaRERA website. Search by project name or registration number.

Does Adani Bandra Reclamation offer sea-facing homes?

Yes. It lists 3 BHK sea-facing residences from Rs 29 Cr* onwards, along with 4 BHK Sea Suites and 5 BHK Sea Mansions at Bandra Bay.
